Bountiful firm's plans for pair of North Salt Lake projects receive OK

North Salt Lake planners have approved plans to amend the seven-acre Bella Vida active retirement planned unit development at 602 S. Edgewood Dr., developed by SKY Properties. Additionally, North Salt Lake has approved plans by SKY Properties to develop Crestpointe, a new 17-acre residential development with 60 homes.

Original Bella Vida plans called for 120 condominiums in five, three-story buildings. One 24-unit building is complete, and site work has started on the second, but Bountiful-based SKY Properties has scrapped plans for the three remaining buildings in favor of developing The Villas at Bella Vida, which will feature 43 detached single-family homes with an average size of 2,700 square feet.

The Crestpointe development will feature 60 lots with an average size of 8,600 square feet on a 17-acre tract of land in the center of the Eaglewood Estate development on Constitution Way in North Salt Lake that features more than 100 homes also built by SKY Properties.

Plans for Crestpointe call for homes ranging in size from 1,500 to 2,000 square feet.

Ken Leetham, community and economic development director for North Salt Lake, said SKY Properties had not indicated when construction on the Crestpointe development would begin. Steven Israelsen, SKY Properties' project manger overseeing the Crestpointe development, could not be reached for comment.

Steve Smoot, project manager for Bella Vida, said construction on the second 24-unit active retirement condo building should be complete within 24 months. Plans call for two- and three-bedroom condos to be offered, ranging in size from 1,254 to 1,476 square feet with walk-in closets, great rooms, granite kitchen countertops, jetted tubs, fireplaces, security systems, single-level designs, two bathrooms, cable TV/high speed Internet access, vaulted ceilings in some units, storage space and underground parking with elevator access.

Construction on The Villas at Bella Vida is slated to begin in March, with the first units com-ing online by Aug. 1, according to Smoot, who said construction of all 43 homes will be determined by tenant demand. SkillCo Construction will build the homes.

The three bedroom/three bathroom Villa will range in size from 2,500 to 3,200 square feet, and will be marketed to retired individuals and "empty-nesters." All yard maintenance will be maintained by a homeowners association, Smoot said. Each of the 43 villas will feature a two-car garage, and will range in price from $260,000 to $400,000. Residents of the villas will also have access to the clubhouse at the Bella Vida senior condos.
